Is professional Airbnb photography worth it? The evidence and the limits

By LUMORIA · · 6 minute read

Professional photography is worth considering when your current gallery makes a good property hard to understand. The strongest case combines a visible problem in the pictures, a property ready for guests and a shoot cost your own booking economics can support.

We sell property photography. This is our studio’s guide; sources and limitations are linked where they matter.

Good photographs answer the questions behind a booking

A guest needs to work out where everyone will sleep, whether the living room suits their group and what the kitchen actually offers. Dark corners, repeated angles and missing bathrooms leave those questions open. A useful shoot produces a coherent account of the stay: an inviting first image, readable room views and evidence of the amenities you advertise.

Photos also work alongside the rest of the listing. Airbnb’s research with nearly 7,000 guests in ten countries, including the UK, identified photographs, descriptions and reviews among the factors guests prioritise. The research took place in November and December 2023. It supports taking the gallery seriously; it does not establish that pictures can compensate for an unsuitable price or poor reviews.

Airbnb reports a 21% earnings difference. Read the conditions.

In its 22 April 2026 hosting guide, Airbnb reports an average 21% earnings increase over the next year among hosts using its pro photography programme compared with those who did not. The calculation compares changes from 2024 to 2025 across more than 14,700 photographed listings and more than 62,300 listings without the programme, worldwide.

That is Airbnb programme data, rather than a LUMORIA result. Airbnb describes a comparison of existing groups, with no random assignment or controls disclosed on that page. Hosts choosing a shoot may also change their furnishings, prices or management. We therefore treat this as observational evidence of an association, rather than proof that photographs alone caused the difference.

The average is neither a Cardiff forecast nor a promise for an individual home. We cannot use it to predict your earnings, extra bookings or time to recover a shoot’s cost.

Work out what the shoot would need to earn back

Start with your actual quote and the money you retain from an additional booking after its additional costs. Gross nightly revenue leaves out platform fees and the extra cost of serving the stay. A full calendar also limits the opportunity to add nights, even if the gallery improves.

Illustrative arithmetic only: these are invented example figures, not our package price or a forecast.
Example inputIllustrative amount
Total photography cost£300
Extra contribution retained per additional stay£100
Additional stays needed to cover that cost£300 ÷ £100 = 3 stays

This calculation sets a threshold; it says nothing about whether those stays will happen. Replace both inputs with your own figures. Include any preparation costs and check whether your remaining calendar, pricing and guest demand make the threshold plausible. If the case depends on a guaranteed percentage uplift, the evidence cannot support it.

  • The property has changed. A refurbished bathroom or new sleeping arrangement needs current photographs.
  • Rooms are missing. A bedroom count in the description should be understandable in the gallery.
  • The best feature is difficult to see. Show the usable terrace, dining space or view in its real setting.
  • The set looks inconsistent. Mixed colour, tilted walls and very different brightness can interrupt the room-to-room story.
  • The current files limit where you can market. Check that the new commission includes permission for every intended channel.

Our Airbnb photo checklist helps turn those gaps into a room-by-room brief before you commission anyone.

We would usually suggest waiting if the furniture, decoration or essential repairs will change shortly. Photographing twice can cost more than preparing once. Equally, a strong existing gallery may only need a few updated room images. We quote room refreshes individually rather than assuming every change needs another full-property shoot.

Keep presentation honest. Airbnb’s host ground rules require the pictures to represent the space guests receive, including its real features and amenities. Digital furnishing proposals belong in a planning discussion until the furnished room exists and can be accurately photographed.

Buy defined coverage and assess the result over time

Before booking, agree which spaces will be covered, the minimum delivered images, the finish, delivery timing and permitted uses. Those details make two quotes comparable. Our property photography packages publish coverage by space so you can check the deliverables against your actual home.

After publishing, record the change date and keep a copy of the previous gallery. Where your platform provides them, review listing views, bookings and booking conversion alongside nightly prices, available dates and guest reviews. Seasonal demand and other changes still affect the comparison. A busier month after a shoot is useful business information, but it is not a controlled test.

If a new gallery addresses a real gap in your listing, price your property shoot. Enter the spaces and postcode to see the relevant configuration and availability route.

Keep planning your listing.
